Yesterday, I had the opportunity to assist a client in purchasing a second property. Due to their limited income, they needed to rent out their current home in order to qualify for a second mortgage. After carefully searching for a suitable property, we were able to secure a contract. However, we encountered a setback when the loan application was not approved under the FHA Loan program, as the distance between the two properties did not meet the requirements. To overcome this obstacle, we decided to switch to a conventional loan.

Unfortunately, another challenge arose when the property did not appraise at the desired value. However, I was able to negotiate with the seller and successfully lower the price from $374,000 to $353,000. Additionally, I ensured that the seller addressed all necessary repairs before closing the deal.

During the contract period, my client made a common mistake that many homebuyers make - they spent the money they had saved for the house. As a result, their loan approval was delayed. To resolve this issue, we had to request multiple loan extensions to give them enough time to gather the necessary funds. Fortunately, both the lender and I were able to provide some credit to help facilitate the closing process.

This experience taught me the importance of educating clients, even if it is not their first time buying or selling a house. It is crucial to ensure that they are well-informed and do not make any impulsive decisions. In the end, I am delighted that I was able to assist my clients in acquiring a second home and becoming landlords themselves.
